What it does
- Units tab (rent roll): unit, property, tenant, lease start and end, monthly rent and deposit held. Days to lease end, with "Ending soon" inside your alert window (60 days to start) and "Lease ended" after the date
- Rent Tracker: rent received for every unit in every month. Green = paid in full, yellow = part paid, red = due and nothing received, plus the rent outstanding for each tenant up to an as-of date
- Income tab: every payment received (rent, late fees, pet fees, parking, laundry), with a check that flags a unit typed against the wrong property
- Expenses tab: every bill with a category. Each category shows its Schedule E line (US) and T776 line (Canada), both editable
- Tax Summary: pick one property or all of them for the year: rents received, other rental income, every expense category, total expenses and net rental income, plus the whole portfolio month by month
- Dashboard: rent collected, other income, expenses, net cash flow, rent outstanding, units, occupancy and leases ending soon, a table by property and a monthly income and expenses chart
- Leave the as-of date blank to use today, or type a month end to see the position on that day. Any currency
